Terms of service.
The basic terms covering use of this website. Bookings, if you make one, are governed by Hostaway's terms — linked below.

1. Who we are
Tend is the brand name of Boost AZ Ventures LLC, an Arizona limited liability company ("we", "us", "Tend"). By using tendhospitality.com (the "Site"), you ("you") agree to these terms. If you don't agree, please don't use the Site.
2. What this site is for
tendhospitality.com is a marketing website. It describes our short-term rental management services for owners, showcases properties we currently manage, and provides forms to request a written property brief or contact us.
Bookings of properties listed on the Site are processed by Hostaway, a third-party booking platform, on the booking subdomain (book.tendhospitality.com). Reservations are governed by Hostaway's terms of service and the individual property's house rules, not these terms.
3. Acceptable use
When you use the Site, you agree:
- To provide accurate information in any form you submit. We rely on what you tell us to prepare briefs and respond to inquiries.
- Not to attempt to scrape, copy, or extract content from the Site for commercial use without our written permission.
- Not to use the Site to send spam, malware, or anything illegal.
- Not to interfere with the operation of the Site or attempt to gain unauthorized access to it.
4. Content and intellectual property
All content on the Site — written copy, photography, design, the "Tend" wordmark, illustrations, and structural code — is owned by Boost AZ Ventures LLC or used with permission of the property owners we represent. You may share links to our pages and quote brief excerpts with attribution. You may not republish content commercially or use it to train commercial AI systems without our written permission.
Property photographs are licensed to us by the respective property owners for the purpose of marketing their homes and may not be redistributed.
5. The brief we send you
If you request a property brief through the first-look form, we'll send a written analysis of your home within seven days. That brief is:
- Complimentary — no charge, no obligation to engage Tend.
- For your use — you may share it with your spouse, attorney, accountant, or current property manager. Please don't post it publicly or share it with our competitors.
- An estimate, not a guarantee — projected revenue figures are based on real comp data but real performance depends on factors outside our control (seasonality, demand shifts, your home's condition, market changes). We stand behind our methodology; we don't guarantee outcomes.
6. Management services (separate agreement)
These terms cover the Site only. If you engage Tend to manage your property, that relationship is governed by a separate Property Management Agreement we'll send you to sign. Nothing in these website terms creates a management relationship or obligates either of us to enter one.
7. Third-party services and links
The Site uses or links to third-party services we don't control: Hostaway (bookings), Netlify (hosting), Google Maps Platform (address autocomplete on the brief form), Google Fonts (typography). Their respective terms apply when you use them. We're not responsible for the content or practices of third-party sites we link to.
8. Disclaimers
The Site is provided "as is" without warranties of any kind. We do our best to keep information accurate and the Site available, but we don't guarantee uptime, error-free operation, or that the information is current at all times. Property specifications, availability, and pricing on listed homes can change — confirm details with us before relying on them for significant decisions.
9. Limitation of liability
To the maximum extent allowed by Arizona law, Boost AZ Ventures LLC is not liable for indirect, incidental, consequential, or punitive damages arising from your use of the Site. Our total liability for any claim related to the Site is limited to one hundred US dollars ($100). This doesn't limit liability for things the law says we can't disclaim (e.g., gross negligence, willful misconduct).
10. Governing law
These terms are governed by the laws of the State of Arizona, without regard to its conflict-of-laws rules. Any dispute relating to the Site that isn't resolved informally will be brought in the state or federal courts located in Maricopa County, Arizona, and you and we consent to that venue.
11. Changes
If we change these terms materially, we'll update the "Effective" date at the top of this page. Continued use of the Site after we post changes means you accept the updated terms.
